Fire Safety Regulations 2022 Update
In January 2023 an amendment to the maintenance of fire doors came into force in The Fire Safety (England) Regulations 2022.
The Fire Safety Regulations initially came into effect on 1st January 2022, but this new amendment made it a legal requirement for the responsible persons for all multi-occupied residential buildings in England, with storeys over 11 metres in height to:
- Run quarterly checks of fire doors (including self-closing devices) in all of the common parts of the building
- Plan and execute annual checks of all flat entrance doors (including self-closing devices) that lead onto a building’s common parts.
There is also a requirement for the responsible person to inspect the fire doors to check for any obvious damage or issues, including reviewing the following:
- Have there been any alterations or damage to a door’s glazing apertures or air transfer grille?
- Are there any gaps around the door frame?
- Are the seals and hinges fitted correctly?
- Does the door closer shut the door?
- Does the door close correctly around the whole frame?
- Is there any visible damage (either deliberate or from wear and tear) to the door or the door closer?
Overall, the changes in the Fire Safety (England) Regulations 2022, combined with the Building Safety Act both aim to enhance fire safety and protect the occupants of multi-occupied buildings in England, with storeys over 11 metres in height.
